What is the process?
Find a home and setup a time to view the property by texting or calling 402-506-9009 . If you love the home complete the application. Select a move in date, come into our office at 3035 Harney St, sign the paperwork, and move in. From start to finish we can close in as little as two days!
What is a Land Contract?
A land contract is a form of seller financing. It is similar to a mortgage, but rather than borrowing money from a lender or bank to buy real estate, the buyer makes payments to the real estate owner, or seller, until the purchase price is paid in full.
What are the requirements?
No prior evictions in last 5 years. Household income at least 3x the monthly payment
What if I just want to rent?
All of our homes are available to rent. We will put the house in rent-ready condition prior to your move in date.
Any balloon payments?
NO. Provided all payments are made in full, no balloon payments. At the end of the term (see number of years for each specific house) the final payment due is zero dollars!
Will my Monthly Payment ever go up?
The principal and interest payments will never go up. However, the insurance and taxes are included each month as part of the monthly payment. If either of these go up, the payment will go up accordingly.
What if I want to payoff the loan early?
It s your home. You can pay off the loan at any time with no pre-payment penalties.
What is covered in 1 year home warranty?
All major systems such as heating, AC, electrical, and plumbing.
What if I don t have the full down payment?
On special circumstances we will finance part of the down payment
What if I want to pay more of a down payment up front
The total purchase price shown reflects the land contract price. If you choose to pay more upfront, the purchase price will also decrease.
