        A 12-month lease is preferred. This unit will be rented unfurnished. Pets are welcome, subject to limitations and approval. Past housing references, proof of minimum monthly income (3x monthly rent), and credit report are required as part of the application. There is no application fee. The first month's rent, a security deposit equal to one month's rent, and a $150 move-in fee are due at lease signing. Tenant pays for electricity. Owner pays for trash, water, gas, and Owner-selected internet service. This unit and the rest of the building are no-smoking areas. This rule applies to, but is not limited to, tobacco and marijuana. Smoking inside of the unit, or anywhere else inside of the building, is prohibited.
        District law requires that a housing provider state that the housing provider will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District or federal government.
