House Layout: The condo has a balcony porch, combined living room and kitchen area, a full bathroom, a bedroom, a corridor, and a master bedroom with an on-suite bathroom. Total area is apx. 1203 sqft. The entire condo has 9 ft ceilings. 3. Household supplies: Emergency Batteries, Trash bags, Cleaning supplies, Laundry detergent 4. Are there any rules related to guests? Yes. Guests are allowed and encouraged with notice given to the owner. Quiet hours in the house are from 10pm to 7am (exceptions may be made on a case-by-case basis by the owner). Any gathering of over four people for more than 10 minutes requires at least 24 hour notice from the renter to the owner. Overnight guests are permitted by request, however any guest(s) staying two or more consecutive nights incurs a $100 per night per guest surcharge to be added to the following month's rent (this may be waived by the owner). 5. Kitchen: The kitchen is considered a common area. It is the responsibility of the renter to keep it clean, tidy, and functional relative to their use. All flatware, dishes, pots, pans, cooking utensils, and appliances may be used by the renter. Only utilize the dishwasher after having filled it near or to capacity and only using the dishwasher cleaning pods provided by the owner. Food is sharable upon request. The owner will not use or consume any of the renter's kitchen aids or food unless given permission. Obviously spoiled food will be removed at the owner's discretion. Refrigerator, freezer, and dry pantry space will be provided to the renter. 6. Appliances: Air conditioning will not be set lower-than nor will heat be set higher-than 68 degrees fahrenheit. Heat may be set as low as 64 degrees. During peak summer months air conditioning may be set to up to 74 degrees. If air conditioning or heat is running house windows will be closed. Windows may be opened if the HVAC system is "off." There are no limits on laundry machine usage, though washing in cold water is recommended. Only fragrance-free detergent and non-chlorine bleach may be used, both of which will be provided by the owner. The dryer should be used on the "low" setting and for no longer than 40 minutes. The lint trap in the dryer must be cleared before use. Use of the kitchen sink garbage disposal is allowed but not recommended. 7. Garbage: Garbage is sorted in two in-house bins under the kitchen island: trash and recycle. The trash bin for 3706 Colley Ave, Unit C is located between buildings and marked. The recycle bin for 3706 Colley Ave is located next to the trash bin and is shared between all four units. Trash day is Thursday, collected in the morning, and alternates weeks where recycle is collected. It is the renter's responsibility to take out the trash, bring the bins to the curb before trash day or return the bins. Bathroom garbage is almost always considered trash and not recycle. Garbage that does not fit in the waste bins requires a "special pick up" to be coordinated with Hampton Roads Sanitation Department. If needed, coordinate first with the owner. 8. Parking: There is one reserved parking spot for the renter to use in the back parking lot. The owner will not park there unless otherwise coordinated with the renter. Street sweeping occurs on the first Tuesday of every month on 37th st. Guests may park in the 3706 Colley Ave "Guest" spot, but are encouraged to park on the street. Bicycling and bike ownership is strongly encouraged by the owner. If a renter wishes to keep a bicycle inside or on the porch please coordinate beforehand. Electric scooters, bicycles, and other lithium-ion battery-powered vehicles may not be stored or charged inside the house without the explicit consent of the owner, however reasonable provisions will be made upon request. 9. Security: There is a key lock door to gain access to the condo common area which will be given to the renter and due back to the owner at the end of the rental period. The front door is an electronic combination lock which will be assigned to the renter. The porch door ought to be locked by deadbolt when not in use. Do not lock the door knob locks on either the front or porch doors. Do not leave the condo common area door propped open for long periods of time unattended. Packages may be delivered directly to the home address. Mail may be delivered directly to the home address and will be brought to the condo common area by the owner.

Breweries and wineries nearby as well as Greenbriar Mall, Norfolk Premium Outlets, Golf, restaurants, beaches, YMCA, city parks, bike trails, etc. Utilities (HVAC, water, electric, wifi, etc) are included in rent provided use is in accordance with the house rules. Guests are allowed and encouraged within the bounds of the house rules. Renter is responsible for keeping their room and bathroom well-kept; cleaning after themselves in the common areas. Renter is expected to return the room to the owner in the same condition as received with typical wear and tear taken into account. Bath linens available on request. Absolutely no pets, smoking, vaping, or drugs in the residence. Your security deposit will not be refunded if violated.
