These are general lease terms. No Smoking allowed in the property. No additional people allowed to occupy other than listed on lease. Security deposit, Pet deposit, first month's rent due at lease signing. General Minimum Term: 12 Months; open to a two-year lease to lock the rent. Monthly Rent: $2100 Deposit: One Month of Rent Deposit is required if credit score is more than 700. Rent to Income Ratio: 33%. Deposit: Two Months of Rent Deposit is required if credit scores are between 600-700. Rent to Income Ratio: Less than 33%. Security deposit collected at the time of signing the lease. Amenities: Electric range, microwave, refrigerator, dishwasher, garbage disposer, washer & dryer included. Utilities: The tenant is responsible for gas, electricity, water, sewer, and trash. Water and Sewer are passed quarterly pass-through bills and the Tenant now agrees to add such water, sewer and trash charges to its rent in the month immediately following receipt of such Sewer charges. Tenant is responsible for changing HVAC filter at least every 30 days. Snow Removal: Tenant responsible for driveway/walkway snow removal. Lawn Care: Tenant is required to maintain the lawn at their own expense. Any HOA violation fee will be paid by tenant. The landlord is responsible for the annual HOA fees. Tenant is required to pay for any HOA violation fee. Pets: Max 2 pets allowed. Pets' policy negotiable. Pet Terms: Small to Medium Dogs (Under 40 lbs.): $300 non-refundable deposit, additional $50/1 dog/month, or additional $100/2 dogs/month. Max 2 dogs. The tenant is responsible for shampooing and steam cleaning the carpet before vacating the house. Cats: $300 non-refundable deposit, additional $50/1 cat/month, or additional $100/2 cats/month. Max 2 cats. The tenant is responsible for shampooing and steam cleaning the carpet before vacating the house. In the event of any damage caused by the tenant, tenant is required to pay for the repair for the damage to the property. It is clarified that any issues arising from construction, materials, or malfunctioning appliances shall be the landlord's sole responsibility. The security deposit shall be subject to forfeiture if the tenant elects to terminate the lease prematurely. The tenant shall also bear responsibility for the remaining duration of the lease until a suitable replacement tenant is secured. Termination of the lease necessitates mutual agreement between the landlord and the tenant to establish the terms and conditions for such termination. The tenant is responsible for arranging professional cleaning and carpet shampooing for the house at their own expense after the lease term (Proof of carpet cleaning is required). Tenant is required to buy a renters insurance and proof of renters insurance is required before occupying property.
