If approved, an additional deposit of $400 and an additional monthly rental fee of $100 will be assessed. Combined gross income verified to be at least 2x the month rent (In accordance with P.C.C 30.01.086D.2.a-b). This includes, but is not limited to, 2 pay stubs from the most recent pay periods, 2 years tax returns if self employed, and public monetary benefits. *For reference, reasons applicant(s) might be denied include, but are not limited to, recent history of eviction, insufficient income, credit score under 675, unpaid amounts owing to current or previous landlord(s), undisclosed "cash for keys", criminal background, high collection balances, negative rental history, and in some circumstances, negative rental references as verified by a past landlord/management company. -Please note that if an applicant misrepresents any information on the application and the misrepresentations are discovered after the rental agreement is executed, the rental agreement will be terminated. -An applicant will be disqualified if, during the last (7) seven years, said applicant has been convicted of a crime that includes, but is not limited to, the manufacture or distribution of a controlled substance, destruction of real property, and threat of and/or actual harm to another. An applicant will be subject to denial if, in the past (5) five years, you have a court ordered eviction. -If, during the evaluation process, factors arise which indicate that a potential applicant's past conduct is inconsistent with the health, safety, or peaceful enjoyment of the property by other residents, the application may be denied.
