House tenant is expected to cover approximately 2/3 of total utility cost which is derived from square footage (i.e. the house is more than twice the square footage of the studio). - This is a unique parcel and property and a unique rental. A 2 bed, 1 bath house, on a huge 60'x160' property with an occupied "mother-in-law" studio renter. The neighborhood is from the 1930s, Sacramento's rural area back then .now this is like country living, but close to the City and within the grid. - The house and the studio are separate units. Each has their own entry, their own kitchen, their own bath, their own laundry, etc. You only share the yard, which is huge, and the pool.
