    Owner pays for sewer, trash, and seasonal yard care. Tenants pay for all other Utilities (water, gas, electric, internet, etc). Small dogs (up to 20lbs) allowed on a case by case basis, no cats! Pet fee. No smoking. Rent includes fully occupancy of the home on a Single Family Basis, and the two car garage. Last month rent due at signing. **OAC (On Approved Credit). To be approved we usually require applicants to have a minimum 700 credit score, sufficient household income, and positive rental history. If tenants and/or applicants do not meet the above requirements we do have options such as an extra security deposit or accepting a co-signer to the application. Criminal background checks are on a case by case basis. Usually, if the conviction is older than 5 years we do not consider it to be a risk factor.
