Terms at 3068 Hallman Cir SW

1. RENTER SCREENING & FEES All prospective tenants aged 18 and older must submit to a comprehensive background and credit check. A non-refundable Application/Background Check Fee of $120.00 per applicant is due prior to the processing of the application and signing of this Lease. 2. LEASE TERM & DEPOSIT Term: 12-month minimum. Rent: Due in full on the 1st of each month. Security Deposit: $2,500 (1st month's rent) due at signing. This deposit cannot be used for the final month's rent and is held for damages beyond normal wear and tear. 3. LATE FEES & GRACE PERIOD There is no grace period. Rent not received by the end of the 1st is late. A late charge of $150 plus $20/day shall be added for each day unpaid, up to 15 days. Partial payments apply to fees first, then oldest rent. 4. DEFAULT & EVICTION PROCEDURE 15-Day Default: If rent and accrued late fees remain unpaid for fifteen (15) days after the due date, the Owner will issue a formal demand for possession and an Attorney's eviction warning letter. 30-Day Default: If the default is not cured within thirty (30) days of the original due date, the Owner will initiate dispossessory (eviction) proceedings through the local Magistrate Court. The Renter shall be responsible for all court costs and attorney fees. 5. UTILITIES & SERVICES Renter is responsible for all utilities (Electricity, Water, Sewer, Gas, Trash) and all landscaping (mowing, edging, weeding beds, trimming shrubs) to HOA standards. HOA fines for neglect are the Renter's responsibility plus a $50 administrative fee. 6. INSURANCE & LIABILITY Renter's Insurance: The Renter is required to maintain a renter's insurance policy with a minimum liability coverage of $450,000 and must provide proof of insurance to the Owner. Liability Waiver: The Owner shall not be liable for any damage or injury to the Renter, Renter's guests, or their property occurring on the premises, regardless of how such injury or damage is caused. The Owner reserves the right to enter the premises with 24 hours' notice for the purpose of inspecting the property's condition or performing necessary repairs. 7. PROPERTY DAMAGE The Renter accepts the property "as-is" and is responsible for the cost of all repairs for damage caused by the Renter, occupants, or guests during the term of the Lease, excluding normal wear and tear. Upon move-out, Renter must provide a receipt for professional carpet cleaning from a licensed company. If no receipt is provided, the cost will be deducted from the security deposit. 8. AUTOMATIC ANNUAL RENT RENEWAL ADJUSTMENT Upon the expiration of the initial 12-month term and each subsequent 12-month renewal period, the monthly rent shall automatically increase by five percent (5%) of the then-current rent. Automatic Adjustment: This increase is a condition of renewal and requires no additional negotiation or notice between the parties. 9. Notice of intent to vacate Renter must provide written notice of intent to vacate at least sixty (60) days prior to the lease expiration. Failure to provide notice will result in an automatic 1-month rent penalty.".
