Lease terms

Accepting applications for the next 10 days, unless response is overwhelming. Zillow applications and background checks must included for one or both persons 18 or over. Lease for this Upstairs duplex in a quiet residential neighborhood, all updated systems. Electric baseboard heat but reasonable utility cost because heat rises from lower unit and well insulated. Very walkable area, big yard, large raised deck out the kitchen door, birds and other wildlife abundant. Only 2 units in this building. Water, sewer, and trash pickup included. Tenants pay electricity, cable, phone, etc. Access to shared laundry for additional $35/month fee, as long as rules are observed. No pets preferred. No open fires or any smoking anywhere on the property or out front of the property. No open flame (candles, incense, etc) anywhere inside or out. Part of the large yard is uncut pollinator meadow. Owners retain use of garage and share laundry room/restroom off deck -- so we will be around often. Upstairs tenant (this unit) responsible for shoveling snow from the deck and outside stairs. (Downstairs tenants will shovel front porch and walk) Tenant must have a vacuum cleaner and use it regularly. $4500 to move in; this includes security deposit and first month's rent due upon signing lease. Please use the Zillow background check for each person 18 or older. Landlord will respond through Zillow by email. The next step would be a phone interview. If you are applying, please note the source and amount of both adults' income. Copy of paid Renters insurance required at time of lease signing. Please save yourself and us time and disappointment by applying ONLY if you meet ALL criteria: you are 1 or 2 people regardless of age, have sufficient income and good credit, have no pets, non-smoking, no criminal record, previous satisfactory rental history (with references to call) and can safely handle stairs and snow shoveling the large deck and deck stairs.
