UTILITIES: Owner pays for trash. Tennant pays for power, water and all other utilities. PETS: Approved pets are welcome! $25 per month pet rent plus $500 total pet deposit. QUALIFICATIONS: Gross household income of 1.75x rent per month required and minimum 550 Credit Score. Good rental history is required. LEASE TERMS: Minimum 12 month lease. APPLICATIONS: Portable Screening Reports* 1) THE PROSPECTIVE TENANT HAS THE RIGHT TO PROVIDE TO THE LANDLORD A PORTABLE TENANT SCREENING REPORT, AS DEFINED IN SECTION 38-12-902 (2.5), COLORADO REVISED STATUTES; AND 2) IF THE PROSPECTIVE TENANT PROVIDES THE LANDLORD WITH A PORTABLE TENANT SCREENING REPORT, THE LANDLORD IS PROHIBITED FROM: a) CHARGING THE PROSPECTIVE TENANT A RENTAL APPLICATION FEE; OR b) CHARGING THE PROSPECTIVE TENANT A FEE FOR THE LANDLORD TO ACCESS OR USE THE PORTABLE RESIDENT SCREENING REPORT. i. Portable screen reports must include information provided by a consumer reporting agency, which report includes name, contact information, verification of employment and income, last-known address, for each jurisdiction indicated in the consumer report as a prior residence of the prospective resident, regardless of whether the residence is reported by the prospective tenant or by the consumer reporting agency preparing the consumer report.
