Offering a very solid 1924 house on Lake 12! The most beautiful setting imaginable. Available November 1st! House is approx. 1180 sq ft. w/ a funky floor plan...3 bedrooms....two bathrooms, and washer/dryer. Large basement is almost an additional 700 sq. ft, along with a nicely sized storage shed. The surrounding neighbors are awesome on both sides...quiet, respectable, and responsible! King County Sheriff's officer two doors away. Woodstove and hot tub (drained Soft-Tub...place it where YOU want). Lakefront with a resident family of bald eagles that frequent the tree in my backyard facing the Lake...rats, mice, spiders, otter, beavers, and assorted wildlife...and amazing fishing in a stocked lake! Utilities are extra (Comcast cable/internet/phone...PSE Electrical...garbage/recycling) and should average about 200.00 per month. Really recommend this place for someone that is a handy-person of sorts. It being an older home, it's VERY RUSTIC ( its water system pulling from the Lake) the place requires more care than the 'off the rack' modern home or condo. I CAN'T STRESS THIS ENOUGH...older house, more maintenance...both inside and out! No central heating, I used woodstove and space heaters.
If you're interested, I expect a renter to have a good credit and rental history, the possibility exists that I may offer the place for sale within the next two years. I bought this on a 5 yr. note amortized at 30 yrs. which becomes due 7/2020. I picked it up on a speculation that the new Oakpointe developments in Black Diamond would cause an appreciable equity spike. The houses start going up this Spring insofar as I can tell. An 8 month rental agreement (or, perhaps longer it really depends on renter), and then an extension, or month to month thereafter. Whomever rents, if they maintain the house, their credit, and have timely payments I will offer the right of first refusal to buy the place when and if I decide to sell. This is NOT a guarantee of sale however! Pets are welcome with a non-refundable deposit, but will limit numbers and types due to breed restrictions in my homeowners insurance policy.
Just be non-partying, non-smokers please. So, a family would be welcome as well. I'm not in a huge hurry to rent it just to rent it....personality meshing is important. Also, I WILL perform a background check on actual applicants ($35.00 Transunion Smartcheck), so please don't waste my time w/ an extensive criminal record, previous eviction actions, insufficient income to cover rent/personal expenses, or bad credit. Remember....this is my home, and I reserve the right to make sure it rents to a trustworthy steward. I will also require periodic photos of the premises both inside and out to assure that it is being maintained as articulated and agreed upon.
*I have had tremendous response to this ad, and am currently vetting applications. To reiterate: Past Evictions, Credit History, IRS deficiencies will be considered in decision making process. Please note: The ceilings in the lower part of the house are fairly low, if you're over 6' tall, this may be problematic. Two of the bedrooms are fairly small (one sans closet). The previous tenant left the house partially painted and spackled (along w/ some water damage we will have a contractor repair drywall) So, bear this in mind while doing your walk-through. Best thing about this place...the peace, quiet, and view of the setting.
