Terms at 2555 Huxley Mews

Rent. Tenant shall pay Landlord monthly rent in the amount of $3300 (the "Rent"), due on or before the 1st day of each calendar month. First month's rent and any security deposit are due upon signing. Late fee: If Rent is not received by the [e.g., 5th] day of the month, Tenant shall pay a late fee of $ 5% of monthly rent or $50, whichever is greater. Acceptable payment methods: electronic transfer, check, or online portal. Rent is due without deduction or set-off. Upon execution of this Lease, Tenant shall pay a security deposit of $3300. The deposit will be held by Landlord and returned (less any lawful deductions for damages, unpaid rent, cleaning, or other charges) within 30 days after Tenant vacates, per Texas law. Tenant is not entitled to interest on the deposit. Utilities and Services. Tenant shall be solely responsible for and shall timely pay all charges for the following utilities and services during the term of this Lease: Gas Electricity Water / sewer / trash Any others, e.g., internet, cable, phone specify if tenant or landlord pays] Landlord shall be responsible for any HOA fees, exterior maintenance, or other landlord-paid items. Tenant shall not allow utilities to be disconnected. Use and Occupancy; No Smoking. The Premises shall be occupied only by the Tenant(s) named above and approved as a private residence. No more than 6 persons may reside there without Landlord's prior written consent. Smoking Policy: Smoking (including cigarettes, e-cigarettes, vaping, marijuana, or any other substance) is strictly prohibited inside the Premises, including on balconies, patios, or any enclosed areas. Tenant shall not permit guests to smoke inside. Violation is grounds for immediate termination of the Lease and eviction. Maintenance and Repairs. Tenant shall keep the Premises clean and in good condition, and shall promptly notify Landlord of any needed repairs. Tenant is responsible for minor repairs and maintenance caused by Tenant's negligence or misuse. Landlord shall maintain the Premises in habitable condition as required by Texas law (e.g., working plumbing, heating, etc.). Tenant shall not make alterations without Landlord's written consent. Pets. Pets are allowed subject to the attached Pet Addendum. Insurance and Liability. Tenant shall obtain renter's insurance covering personal property, liability, and any required coverage. Landlord's insurance does not cover Tenant's belongings. Tenant releases Landlord from liability for loss or damage to Tenant's property (except for Landlord's negligence). Rules and Regulations. Tenant agrees to comply with all reasonable rules, including any HOA rules, noise ordinances, and parking restrictions. Subletting or assignment is prohibited without Landlord's prior written consent. Default and Remedies. If Tenant fails to pay rent or breaches any term, Landlord may give written notice and pursue all remedies available under Texas law, including eviction after proper notice (3 days for non-payment). Tenant remains liable for any unpaid rent through the end of the term. Governing Law. This Lease shall be governed by the laws of the State of Texas. Venue shall be in Collin County. Entire Agreement. This document (plus any addendums) constitutes the entire agreement. Any changes must be in writing and signed by both parties.
