Lease terms

The lease is a standard 12-month term with rent due on the 1st of each month and a short grace period followed by late fees if payment is delayed. A security deposit equal to one month's rent is required prior to move-in and is refundable after move-out subject to property condition. Tenants are responsible for all utilities and all routine upkeep such as light bulbs, air filters, and basic cleanliness, while the landlord covers only major repairs including HVAC, plumbing, and structural issues. No pets are allowed and no smoking is permitted inside the home. All maintenance requests must be submitted promptly through the online system or designated contact, and landlord access is allowed with reasonable notice for inspections, repairs, or showings during the final phase of the lease. Subleasing or short-term rentals are not permitted, and tenants are expected to return the property in clean, damage-free condition at move-out.
