Lease Duration. A 12-month minimum lease is required. Sign an 24-month lease and save $50/month (a total of $1,200 in savings over the term). Rent & Move-In Costs. Monthly rent is $4,200. A security deposit equal to one month's rent ($4,200) is due at lease signing, along with the first month's rent, for a total of $8,400 due at move-in. Utilities & Monthly Costs. The tenant is responsible for electric (PECO), gas (PGW), water and sewer, internet, and cable. The owner covers HOA fees, common area maintenance, and exterior maintenance. Pet Policy. Pets are considered on a case-by-case basis and must be approved in writing prior to move-in. There is a $400 non-refundable pet deposit per pet and $40/month in pet rent per pet. Please share breed, weight, age, and spay/neuter status at the time of inquiry. Dogs are subject to weight limits and breed restrictions per the insurance policy; no exotic animals. Service animals are exempt per ADA and Fair Housing law. Smoking Policy. This is a strictly non-smoking home Parking. The attached 1-car garage is included with the unit at no additional cost, along with bicycle storage. Ample residential street parking is available in the neighborhood for a second vehicle, with guest passes available through the City of Philadelphia's permit program. Tenant Maintenance Responsibilities. Tenants are responsible for routine cleaning and general interior upkeep, replacing HVAC filters quarterly (filters provided by the owner), replacing lightbulbs and smoke/CO detector batteries, keeping the back patio and garden area tidy, promptly reporting any maintenance issues or damage, and handling minor tenant-caused repairs under $100 (such as clogged drains from everyday use). The owner handles all major repairs, HVAC servicing, appliance repairs, plumbing, electrical, roof, and exterior maintenance.
