Residential Lease Terms **Property 4 Bedroom, 2.5 Bathroom Single Family Home with 2 Car Garage **Location Moses Lake, WA **Lease Duration** - Available lease terms: 6 months, 12 months, or 18 months maximum **Rent & Utilities** - Water and all utilities are the responsibility of the tenant and are not included in the base rent. - Tenant must maintain all utility accounts in their name for the duration of the lease. **Smoking Policy** - No smoking of any kind is permitted inside the home. - Smoking violations may result in additional cleaning fees or lease termination. **Pets** - Pets are allowed with landlord approval. - A refundable pet deposit and a monthly pet fee will apply. - Breed and size restrictions may apply. **Insurance Requirement** - Renter's insurance is required for the duration of the lease. - Proof of active coverage must be provided prior to move in. **Yard & Gardening** - Gardening is allowed in designated areas with prior notice to the owner. - Front and back lawn maintenance is provided by the owner at no additional cost. **Parking** - Use of the 2-car garage is included in the lease. - Additional cars have access to driveway and street parking. - RV parking is available. - Additional vehicles must comply with neighborhood and city parking regulations. **General Conditions** - Tenant agrees to maintain the home in clean, safe condition. - Any damages beyond normal wear and tear will be the tenant's responsibility. - All occupants must comply with local laws and community standards.
