This is a wonderful condo in a beautiful community. Seriously, I love walking through this courtyard.
This home was originally a 2 bedroom 1 bath unit and was converted into a 1 bedroom 1 bath home. this means you have an oversized living room, bathroom, bedroom and an enormous storage/ closet.
There is 1 assigned parking space in the gated lot behind the building. There are no visitor spots, but the building is surrounded by street parking on Ponce, 3rd, and Myrtle.
This building is in the perfect spot. Next to Papi's, Bon Ton and Mary Macs and of course the Fox Theater, Ponce City Market, and all that midtown has to offer.
The HOA covers everything but electricity! This means you get water, hot water, internet and tv as part of rent. The TV can be upgraded from basic to whatever you would like, but the internet "is-what-it-is", which is generally 10 down 1 up. This means you can stream Netflix, but is pretty lacking overall. The building has planned to switch to google fiber once the existing service provider contract is up.
This home is not available for section 8. Small dogs and cats are allowed, but conditional on approval based on breed and reference and will require fees.
12 month or 24 month lease preferred. Credit and criminal background check, as well as income verification and previous rental history will be utilized for application approval. 4 years of positive rental history, 620+ credit, and 3x the rent in income required. Owner (myself) is a broker in NC and SC, but not GA. 198 Ponce restricts the total number of rentals allowed, and this unit is officially permitted to be rented by the HOA and management company.
This listing is cheaper than the average 1 bedroom home in Midtown by $363.
