We require all occupants over the age of 18 to complete a rental application. It is a non-refundable $35 fee per applicant, and we do a credit check, criminal background check and income verification. our standard requirements are listed below.
-We look at prior rental history: must have lived somewhere two plus years from a verifiable landlord, along with no evictions or landlord/tenant judgments within the last five years. Evictions and judgments are cause for denial.
-Income must be 3x the rental amount. Please provide us with one month's worth of your most recent income statements.
-We will run your credit, but only to look at any accounts that are in collections. The total amount of collections needs to be under $2,000. We don't include student loans or medical bills as part of that $2,000.
If you plan on seeing the house, please bring the application fee (money order or cash), income statements, and Section 8 Move packet (if applicable) to the home tour. We can do the application right there on site for you.
