Every adult applicant age 18 and older must submit a separate application, pay the non-refundable application fee, and undergo our standard screening process. Income and Employment Requirements: Applicants must provide proof of current, steady employment held for at least the past 12 months and the combined gross monthly income of all leaseholders must be at least 3x the monthly rent amount. This can be shown via pay stubs or bank statements. Credit History Standards: FICO credit score must be 650 or higher. Applications will be denied if the credit report reflects active collections, past-due utility bills, or recent write-offs. Any bankruptcy must be fully discharged for at least 3 years, with re-established good credit. Rental & Housing History Requirement: Applicants must provide verifiable residential history for the past 2 years, including contact info for previous landlords. References must confirm timely rent payments, proper property care, and compliance with lease rules. Any eviction filings, monetary judgments owed to a previous landlord, or unfulfilled lease defaults within the past 7 years will result in automatic denial. Criminal Background Policy: Every applicant is evaluated individually, considering the nature, severity, and age of the offense. Anyone required to register on a public sex offender registry, or anyone with a conviction for the illegal manufacture or distribution of a controlled substance, will be denied. Convictions involving violence, property damage, fraud, or drug distribution will be grounds for denial, evaluated on a case-by-case basis. Animal Policy: Renters are allowed to have one pet on the premises with a $500 initial non-refundable pet deposit and an additional $50/month pet rent. The following dog breeds are restricted: Pit bull and bull breeds, guard and mastiff breeds, herding and primitive breeds, and wolf hybrids or mixes of any of the mentioned breeds.
