References must confirm timely rent payments, proper property care, and compliance with lease rules. Any eviction filings, monetary judgments owed to a previous landlord, or unfulfilled lease defaults within the past 7 years will result in automatic denial. Criminal Background Policy: Every applicant is evaluated individually, considering the nature, severity, and age of the offense. Anyone required to register on a public sex offender registry, or anyone with a conviction for the illegal manufacture or distribution of a controlled substance, will be denied.
