Lease terms

Rent Amount & Due Date: Monthly rent is $1,750, due on the 1st of each month. Security Deposit: A $1,750 security deposit is required. It will be returned within 30 days of move-out, provided there is no damage beyond normal wear and tear. Lease Duration: 2-year lease, with the option to renew if there are no major issues, complaints, or damages. Utilities: Tenant is responsible for all utilities, including water, electricity, and gas. These must be set up in the tenant's name. Maintenance Responsibilities: Tenants must handle routine tasks such as changing light bulbs and clearing snow from walkways. Major maintenance issues must be reported ASAP. Rules & Regulations: No pets No smoking inside the property Quiet hours: 10:00 PM 7:00 AM Entry & Privacy: Management may enter the property for inspections or maintenance with at least 24 hours' notice, except in emergencies. Renewal & Termination: Tenants must provide 60 days' notice if they wish to renew. Either party may terminate the lease with 30 days' written notice. Rent Increases: Rent may increase once per year, not to exceed 5%, with 60 days' advance notice. Lease Violations: Violations such as non-payment, unauthorized pets, or illegal activity (e.g., drug offenses, prostitution) will result in immediate eviction and may lead to legal action. We enforce a zero-tolerance policy and report illegal activity to the authorities. Legal Obligations: Tenants are protected by applicable state and local housing laws.
