Rent does NOT include utilities (electric, water, sewer, garbage, cable) Rent does include mowing of lawn twice per month and the yearly membership fee for use of the Sheridan Beach Club. Membership to the Sheridan Beach Club is included with the rent. This includes access to Lake Washington, community activities at the beach such as the traditional 4th of July fireworks, and other community activities. An option to pay an additional fee for pool club membership is available. It is a short two-block walk to the beach club. CRITERIA 1. Income Minimum, three times the monthly rent. 2. Credit screening credit score of 700 or above. 3. Available Now We prefer a one-year lease to run from June 1 to May 31 of each year. We will sign a short-term lease from the date of move-in to June 1, 2024. As a bonus, we will sign an agreement to keep the one-year lease at the rental rate at move-in! 4. Expect a history of good condition report at move out, respect for no smoking and pet rules, no noise complaints or late payments. Picture Identification before moving in. 6. 2 parking spots at the house. Plenty of street parking is available. 7. First, last, and deposit equal to rent. Will prorate the deposit over 3 months. In the case of multiple roommates: a) All adult residents of the property must complete the online application for the application to be considered complete. Everyone who signs the lease is responsible for the total rent. b) The lease agreement must be signed by all applicants. If one roommate moves out before the end of the lease the remaining tenants are responsible for the rent. The landlord will not accept partial rent. c) The rent will be paid in one payment (We prefer an online setup but will accept a check.) d) We strongly encourage roommates to establish a roommate agreement. It should cover areas such as chores, bill payments, the split of utilities, and obligations at move-out. e) We require all roommates to purchase their own renter's insurance. f) Be advised that the actions of one tenant/roommate can affect everyone. Examples could include repair needs at move affecting the deposit. It is not the landlord's responsibility to sort out "who did it." g) There will be no sub-leasing of the property.
