Please be prepared to pay the $39.99 application fee that includes Background and Credit Check. In addition to this rental application, you will also be required to provide a copy of a valid form of picture identification and proof of income. Applications submitted without a picture ID and proof of income will be canceled.
To complete this rental application, you must provide 3 years of residential history as well as contact information for your rental references. Employer references will be verified, no less than 2 years of employment history.
Each resident over the age of 18 must submit a separate rental application.
The application fee is paid to an outside agency and is non-refundable. We do not accept reusable portable screening reports or screening reports from other agencies.
Rental criteria include:
*Criminal history. We consider how long ago the crime occurred, circumstances, and evidence of rehabilitation. The property owner will make their own decision based on the results of the online criminal history check.
*Gross Income must be at least 3 times the rent for single family homes and for apartments. (All sources of income do count, such as social security retirement/disability, support payments, etc.)
*Good, verifiable rental history or home ownership (No previous evictions, broken leases, monies owed to former landlords, notices to comply)
*No more than 3 late payments in the most recent 12 months
*Credit scores below 500 will be denied
*More than $4,000 in collections will be denied
*Co-signers will be accepted for lack of income purposes only. Co-signers must apply and have a credit score of greater than 650 and provide an income of at least 4 times the monthly rent.
*We do not participate with Section 8 in Pierce County. We do accept all sources of income.
*Please check the properties advertisement for any additional criteria that go beyond our standard criteria listed here.
*You must take possession of the property within 2 weeks of your application being approved. We cannot hold a property for longer than 2 weeks.
* Minimum lease term is 6 months
* We require first months rent and $1000 security deposit
* Pet Fee $350 per pet. Only cats allowed, no more than 2
