Lease terms

Minimum stay required: - 6 Months - After the minimum term, the agreement automatically converts to month to month tenancy unless renewed or terminated in writing by either party. Cleaning service does not include: - Tenant's personal laundry - Tenant's dishes - Deep cleaning of private room House rules - No illegal activity - No smoking or drugs inside the property - No excessive alcohol-related disturbances - No weapons - No disruptive behavior - No pets Quiet hours - 10:00 PM to 7:00 Overnight guests - Only permitted with prior approval - Frequent visitors are not allowed without landlord approval - Parties or gatherings are strictly prohibited Cleanliness and common areas - Clean kitchen after use - Dispose of trash properly - Keep personal belongings out of common areas - Respect shared spaces - Failure to maintain cleanliness may result in additional cleaning fees Parking - Two garage parking spots available for an additional monthly fee. - Two drive way parking spots available for free - One street space parking available. Occupancy - Only the approve tenant may occupy the room - Subletting or allowing another person to live in the room is prohibited Maintenance and Damages Tenant agrees to notify the landlord of: - Plumbing issues - Electrical issues - Damage - Safety concerns - Tenant is financially responsible for damages caused by negligence or misuse Entry Room Landlord may enter the room: - For emergencies - Maintenance - Repairs - Inspections *Except in emergencies, reasonable notice will be provided. Termination - Either party may terminate the agreement with 30-Day written notice - Immediate termination may occur for: - Non payment - Repeated rule violations - Illegal activity - Threatening behavior - Major disturbance to household environment Liability Landlord is not responsible for: - Lost or stolen items - Tenant personal property - Injuries caused by tenant negligence - Tenant is encouraged to obtain renter's insurance
