I would like to rent my "entire" home in Guerneville to one tenant/couple/family w/one lease. I have gotten responses from people who can't find a home to rent that allows their animals. And/or they can't afford to rent the entire home. If "everyone" are responsible people who love animals and can live together in harmony, respect boundaries, share utilities(no meters),
I do not want to rent to people who cage animals, no reptiles, no puppy/kitten mills, no hybrids, no breeders. You are dedicated to animals. Let them be animals. Require vaccine papers, licensing, micro-chipping, social w/other animals, people. Fostering for adoption would be ok(limited to County regulations/laws).
The neighborhood is very quiet/mature. No loud/noisy music, loud partying, loud machinery/tools. Respectful/considerate of neighbors. No smoking anything, no drugs. No burning open flames(candles,etc) left burning or smoldering, no combustible materials. No drama.
There are 2 units. New plank flooring, freshly painted.
The upstairs is a larger (street level) unit, comfortable for 1-3 people, maybe 4, based on the noise affecting downstairs tenant(s), if there are any.
**It has a living room w/ knotty pine paneling, cathedral ceiling, large windows, double dutch/barn doors to deck.
** Front room/bedroom, or office, large windows.
** Kitchen(no dishwasher), electric stove/oven.,
** Bathroom(tub/shower), grab bars.
** Back room is very large, could be used as a master bedroom/suite, or family room. Private, door entrance, many windows, small wood stove, sliding door to the deck and staircase to ground level.
The downstairs unit has it's own separate entrance. It's a small semi-basement/walk out apartment, comfortable for 1-2 people, based on noise factor affecting upstairs unit.
** Small kitchenette (small stove), sink, small sitting area(large windows) overlook yard.
** 1-bedroom (large windows) overlook yard.
** Bathroom(tub/shower), window.
There's also an unfinished part of the basement where the furnace(propane-central heat), HW heater, W/D is located. You can use the W/D, but is not part of the lease. If stops working, will not be repaired/replaced. There's an outside door to enter basement.
There's a second large lot(not a ranch, no grazing area), fenced in w/gate. Redwoods, ivy. Area for garden beds/containers. No growing/selling anything illegal. Not for storage(junked out),
No building projects. No renting, camping, subletting. It's like a mini grove, park.
My home is about 1 mile from the Russian River, 1 1/3 miles from Safeway. Beautiful Redwoods, there is a creek behind the house. Nature lovers may consider it a sanctuary.
I'm asking $2,800/month rent for entire home. Tenants pay utilities(water, sewage, propane, garbage, electric, wifi, cable, phone). Security/pet deposits required. I'm using a property management company, so you will have to go through a credit/background checks($$ fee) per person, references. You are responsible for renter's/pet insurance, etc. But if you are a person(s), who will respect my home, neighborhood, and has gratitude for the love/healing animals give us, capable of taking care of them financially/emotionally, then I may consider your application if you have less than perfect credit( not below 625). Your rental/utility payment
history is more significant. References still required. Long term rental.
