Lease terms

Security Deposit: Minimum one month's rent required prior to move-in. Additional deposit may be required depending on pets, credit history, or rental history. Lease Term: 12-month minimum lease preferred. Utilities: Tenant is responsible for: Electricity Water/Sewer Internet/Cable Trash services if applicable Property Maintenance Responsibilities: Tenant agrees to: Maintain the property in clean condition Maintain HOA community standards and exterior appearance Replace HVAC air filters monthly Promptly report maintenance issues or water leaks Maintain lawn and landscaping in accordance with HOA requirements unless otherwise agreed in writing Alterations / Modifications: No painting, mounting, installation, remodeling, or alterations may be made to the property without prior written approval from the landlord. Unauthorized modifications, painting, installations, or damage caused by alterations may result in: repair costs, deductions from the security deposit, or additional charges. Pets: No pets allowed unless specifically approved in writing by the landlord. Unauthorized pets are considered a lease violation and may result in: additional fees, professional cleaning charges, damage charges, or lease termination. Smoking: No smoking permitted inside the home or garage. Move-In Condition Documentation: Property condition will be professionally photographed and documented prior to tenant occupancy. Tenant will complete and sign a move-in inspection checklist at move-in. Renter's Insurance: Tenant must maintain renter's insurance throughout the lease term. Occupancy: Only approved occupants listed on the lease may reside at the property. Parking: No commercial vehicles, trailers, boats, or inoperable vehicles permitted unless approved by HOA and landlord. Late Fees: Rent is due on the agreed due date. Late fees will apply according to lease agreement terms and Florida law. Military Clause: Military friendly. Lease may include standard military PCS protections in accordance with the Servicemembers Civil Relief Act (SCRA).
