Apt. Is bright and well lighted. Large windows. Carpet is cleaned before occupancy and apt. meticulously cleaned, windows and screens washed. New refrigerator July 2015, portable AC. New convection oven November 2022. Bedroom/living room combination. Shower/bathroom. Very large bright kitchen. Lots of closet/storage space. Private gated entrance and small deck shared with Apt. 2. Landlady is fastidious about sidewalks and street parking areas. Tenants must shovel in a timely manner. Duluth City ordinance states sidewalks must be shoveled within 24 hours and to the FULL WIDTH of the sidewalk. I want my tenants to make an effort to shovel early in the morning before the plow comes and before it freezes. I am 81 and have serious back problems such that my doctors state that I can't continue to shovel. I will provide a $50.00 rebate for each month tenant keeps sidewalks shoveled. Tenants understand & agree to keep all entrances & gates locked, secured and remain shut properly at all times. Property is well lighted.

    All utilities are paid except electric and personal phone. Heat is gas, hot water which is the most even heat. Internet provided. Tenants MUST RECYCLE! All refuse must be tied up and placed in receptacles so as not to attract vermin. Food waste separately placed in can day before pickup which is on Fridays. Property is fenced and locked gates. Small deck shared with Apt. 2. Both are on second floor. Landlord occupied on first floor. Well lighted yard and exterior entrances. Tenants use exterior entrance in summer and enterior entrance in winter. Premises are landscaped with shrubs and flowers. Parking is on the street but it is a dead-end street so mostly only resident parking. Walking trails of Chester Creek are 1/2 block from residence. Apartment is across street from skating rinks. Tenants MUST be QUIET as not to disturb anyone in the building or neighbors. Building Inspector was last here December 2022 and building is licensed for three more years. New fire exstiguishers approved and installed by retired fireman 2016 in each apt. and are checked yearly. Last checked for charge and location within apartment checked in November 2022. Security deposit paid when signing lease. First and last months rent paid when taking occupancy. Apartments are meticulous! New kitchen ceramic tile behind sink and cooktop installed July 2016. Building Inspector states "exterior doors meet and exceed requirements". He also added to his inspection, " I want to compliment you on the appearance and condition of this property" in 2014.
