How much is the application fee?
The application fee is $45 per adult. However, if one adult person qualifies by themselves with all the other requirements, we may only require one application fee, but we do reserve the right to ask for a secondary application.
Is there a credit score minimum?
There is no credit score minimum. We accept all credit scores. However, if you have a tendency to be late paying everyone, then it would be safe to assume you will be late paying rent - which is not acceptable. Our average tenant has had credit issues, has medical bills and other deragatory credit items, but they do not have a continuous pattern of lates.
How much money do you do require for move in?
With an approved application, we will only require $300 security deposit. However, we may require more if your application has issues that we think we can overcome with more of a security deposit.
How do we pay rent?
Rent is paid by at our website using your checking or savings account, credit or debit card, or paid with cash at your local cash pay station such as Wal-Mart or check cashing store. We do not accept payments by mail.
Do you perform maintenance checks?
YES!! We inspect the properties every 2 to 4 months. The purpose of the check is to ensure everything is working in the property. While we are there, we will check to ensure you have no water leaks and the major systems are working properly. Additionally, to protect the property, we do check to ensure that the property is being properly cared for by the tenant. If any type of repairs are necessary due to issues outside of normal wear and tear, the tenant will be invoiced for this repair item. (An example of a billable type of repair is a hole in the wall)
Will you approve someone with a bankruptcy?
Yes. Bankruptcy is OK.
What are the INCOME requirements?
Your households income must be 3 times the monthly rent. Example, if the rent is $800, then you must make $2,400 in gross household income. Notice it states GROSS income. GROSS income is before taxes are taken out. We will confirm household income with pay stubs.
When is rent due?
Rent is due on the first of the month and is late on the 4th. We strictly enforce this policy.
I am self employed. Can I apply?
Self employed people must have verifiable income.
Are pets allowed?
We allow pets. However, a pet deposit may be required. In addition, we will inspect your current house for the pet damages that may or may not exist. If you have a pet that does not cause damages, then your pet will be approved. If your pet causes damages, your application will not be approved. If your application is approved and your pet later causes damages, we will make the necessary repairs and you will be responsible for repairs and the bill will be due upon completion of repairs. Why do we do this? Our properties are maintained in excellent condition. The only way to ensure the property is maintenance in excellent condition is to correct mistakes as they occur with the tenant being responsible for the cost.
Do you do six month leases? NO.
