      Terms at 1205 Carolina Ave

      The initial lease term shall will be a minimum of 1 year. Upon the expiration of the initial lease term, the lease may be extended on a month-to-month basis with mutual consent of the Parties. The tenant shall be responsible for all utilities associated with the property, including but not limited to electricity, water, gas, cable, and internet. The tenant agrees to promptly establish utility accounts in their name and pay all utility bills on time. Pets are allowed on the premises with the landlord's prior written consent and a refundable pet deposit of $500. The tenant is responsible for lawn care, including mowing, weeding, and general upkeep of the yard. A lawnmower will be provided by the landlord for the tenant's use during the lease term.
