INCOME: 3 times the monthly rent (all income sources combined, including section 8)
RENTAL HISTORY VERIFICATIONS: We will verify with ALL previous landlords for ALL applicants. Any late payments, lease violations, evictions filed will effect eligibility. All addresses that show up while processing the application will need to be verified. If an applicant does not have a minimum of one year rental history, a co-signer will be required.
CRIMINAL HISTORY: Background check is completed. Charges that reflect a threat to real property, persons or the quiet enjoyment of other tenants will effect eligibility.
CREDIT CHECK: There must not be any utility bill in collections or amounts owed to previous landlords.
