The Villa Parada apartment complex has been owned and managed by the same company since 1977, providing well maintained complex and great onsite management. The prospective tenant has the right to provide to the landlord a portable screening report, as defined in Section 38-12-902(2.5), Colorado Revised Statutes; and IF the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from; Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access to use the portal tenant screening report. If prospective tenant provides a portable screening report, the Screening Report must include name, contact information, verification of employment and income and last-known address and must have a date the reflects the report has been ran within the last 30 days. The screening report must be made directly available to the landlord by the Consumer Reporting Agency for use in the application process or provided through a third-party website that regularly engages in the business of providing consumer reports and complies with all the state and Federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency. Prospective applicants understand that ALL Applicants, eighteen (18) years of age or older who will be residing in the Premises, must fill out a separate Application. The Application will report credit (credit is not applicable for Subsidy Applications), employment, rental and criminal history. For any application to be processed the application must be complete and accompanied by a non-refundable application fee or a Portable Screening Report (PTSR).
