RENTAL POLICY You represent that you are at least 25 years of age. You agree that no one under the age of 25 is to be left alone with out supervision. You will be asked for proper ID at time of check-in. You agree not to have parties of any kind at the Property (defined below). The Property must be left in respective order. You will receive a Renter to do List that will cover our definition of respective. The Property will only accommodate an amount of people specified by us, and you may not exceed these limits with out our approval. Unless you are in a pet friendly house (as specified by us) and we are aware of your pet, absolutely no pets are allowed inside or outside the property. NO PETS MAY VISIT. VIOLATION OF ANY OF THESE RULES WILL CAUSE IMMEDIATE TERMINATION OF YOUR RENTAL AGREEMENT. YOU WILL FORFIET ALL RENTS AND DAMAGE DEPOSITS, EVEN IF YOU DO NOT DAMAGE THE PROPERTY.CONDITION OF PROPERTY You hereby acknowledge that you accept the property in its present condition. Realty Executives Advantage has made no representations regarding the structural soundness of the Property or its safeness of habitability. RESERVATIONS To secure a reservation with Realty Executives Advantage we require 50% of the total rental amount if the reservation is more than 30 days in advance. We require the entire amount if it is less than 30 days in advance. We except Visa, MasterCard, American Express, money orders and checks (if paid at least 10 days in advance)CANCELATIONS To cancel a reservation we require a 30-day written notice prior to arrival. With a 30-day notice you will be responsible for a $30 reservation fee and a $50 cancellation fee. If you give less than a 30 day notice and the property is not re-rented you will forfeit all deposit money.WEATHER POLICY If there is a mandatory evacuation of Galveston Island you will receive the pro-rated amount of your unused vacation days. If there is not a mandatory evacuation no refunds will be issued.DAMAGE DEPOSITS For Damage Waiver see attached form. Some homes require an additional deposit. Deposits will be returned with-in 30 days minus any damage or excess cleaning charges.TENANT LIABILITY Tenant agrees to accept liability for all damages caused to the property (other than normal use) by Tenant or Tenants guest; including, but not limited to landscaping, misuse of appliances, and/or furnished equipment. If damages are in excess of security deposit, Tenant agrees to reimburse Owners for all cost to repair or replace damaged item(s).ARRIVAL AND DEPARTURES Check in time is between 3:00pm and 5:30pm. For late check-ins you must contact our office and make prior arrangements. There will be a $20 late check in fee, payable in cash, at time of check-in to the person checking you in. Check out time is no later than 10:00am.HOLD HARMLESS Tenant shall defend, indemnify and hold Landlord harmless from and against any and all claims, costs (including attorney fees) damages and liabilities arising or alleged to arise from any injury to any person or damage to any property occurring during the rental term in or about the leased premises which was caused by the willful or other conduct of tenant or any guest of tenant.
