Renter will be responsible for maintenance of lawn and payment of all utilities (all electric house). Automatic irrigation system maintenance, but not water, included in rent price. All adults (18 + years of age) living in the house must apply pass a criminal background check. All applicants responsible for monthly payments must have a credit score above 650. No more than four adults or combination of adults and children adding to more than six. Non-smokers only. Pets are negotiable, but any increase in the stated deposit will be based on the pets size and type, and verifiable age. We require a combined gross monthly single or combined income of those responsible for the rent of at least $7500 single or combined gross per month with $2500 deposit option or at least $8333 gross per month with $1250 deposit / $2583 per month option. We are offering a 15 month contract (the Zillow web site just allows for 1 year to be published). This assures no rent increases until July 2025. We offer preferential renewal terms to clients that take good care of the property and pay promptly and completely. Roommates, due to non-permanence of relationship, will not be considered for combined income to meet requirements.
