Any instance where a reference of at least 12 months (can be a combination of multiple references) cannot be obtained, a deposit equal to one month's rent will be required, in addition to normal security deposits. - Income must be legal and verifiable through a copy of recent pay stubs. If you can't provide pay stubs, we require 90 days worth of domestic bank statements showing a balance equal to 3 times the rent, times the term of the lease. If you receive assistance (i.e. retirement income, child or spousal support, self-employment, disability or Social Security) that you are using to qualify, we require 90 days worth of bank statements, showing monthly deposits that meet the 2.5 times the rent requirement. - Active rental insurance policy required 3 days prior to move-in We do allow pets pending Property Manager approval. Small dogs and cats are allowed on a case-by-case basis. A pet deposit of $500 is due at lease signing (refundable at the end of the lease, pending no pet-related damage). Monthly pet rent of $25 per pet applies. Required documentation for pets includes a written pet reference, up-to-date vaccination records, photos of pets, a signed pet addendum provided by the Property Manager, and an active pet insurance policy covering biting.
