Jun 11, 2019Like many older buildings DTLA, there will always be issues. Hopefully you’ll have a management team that cares enough to make sure property you live in safe, clean, and well maintained. Unfortunately, at the Mercantile Lofts DTLA, this is not the case. Security, inside and outside the building is lacking. The alley that you will use to get to the garage is riddled with garbage, rats, drug users, and vagrants. Tenant’s have also claimed that rats and roaches have been seen in the building and in some cases, in individual lofts. A gate has been installed to deal with the alley situation, but immediately was tampered which resulted in a gate that doesn’t work. We’re sure that very soon, the alley will go back to its filthy state. Security is not a priority with ICO, Management Co. (A note to people who might be thinking of renting here, This is the first time , in the year I’ve lived here, that the alley has been cleaned. There are also a number of units unoccupied that look over the alley. Please don’t be fooled. It won’t last. I truly believe that this is so they can rent the units. Take the time to investigate, speak to tenants, drive down the alley during the day & evening. Make sure you’re comfortable with living here) There is absolutely no security. I understand that years ago security was shared with PE lofts, our neighbor. If there is an issue, we have to call the police which will take easily an hour for them to get here or call neighborhood bike patrols. There are cameras in the lobby and garage, but most of us feel that they don’t work. The building is very dirty, rarely mopped or vacuumed. We used to have cleaning crews but no longer. Garbage and clothing are often found in the stairwells, believed to be from vagrants that were able to sneak in. It amazes us that the management isn’t concerned how dangerous this can be. If the cameras worked, wouldn’t someone see this and report it? The elevator breaks down 2 to 3 times a year, and once took 5 weeks to get it back in working order. The elevator seems always to be out of compliance due to past notices posted by the city and lack of a current license posted in the elevator. We have one maintenance person servicing this building and 2 others. One single person servicing 35 apartments here not including the other two residential building. Lovely person, tries hard, but there’s only so much one person can do. He’s rarely seen. I have issues receiving pkgs from UPS or FedEx. Unbelievable that years ago, when they had a full time person working at the lofts, getting deliveries was never a problem. There’s an intercom outside the building that supposedly has a connection to a management office. Not really... UPS, FedEx has told me that there is never anyone that answers. The office is supposed to buzz them in. This is a problem. I’m so upset and saddened with how much the care and maintenance for this building has diminished. if the owner sees this review, please meet with us. Not the selected few ICO chooses for you to talk to, but all of us. We’re assuming that you do not know what is going on, please hear your tenants out.
