    Carrington Lane Home Apartments, like all rentals, has the good and the bad and things in between. I have lived here for one year and will not be renewing my lease due to the increase in rent which I as a retired person, cannot sustain. All apartments in Florida have gone up 22%-30% since January 2022, this is not unique to Carrington Lane. I have written other reviews about this property and this is the last one before leaving which is meant to be honest and fair. The Good: The curb appeal is wonderful. It's a welcoming complex surrounded by hundreds of huge oak trees in a very serene setting. Location, location, location is everything and that is a real plus here at CL. We are close to everything: restaurants, schools, old town, shopping, churches, Publix and even the $1.25 Store. The staff is 5 star. I never had a single complaint with any of the Office personnel. I also give 5 stars to the Maintenance Department. The few times I needed something repaired, it was done that day or early the next. I find the entire team at CL to be kind, courteous, professional, helpful and respectful. There is a nice size pool which is never crowded and always very clean with a large outdoor TV. CL has a state-of-the-art Mail Room with notification of a package on your iPhone or Laptop, a dog park and nice tennis courts. Parking has never been an issue and in most cases there is no need to rent a reserved spot. The noise level depends on how close you are to the street. I have not been disturbed but others see it differently, therefore it's probably a matter of decibel tolerance. Pest Control is excellent and I have not seen one live roach or bug of any sort since I moved here. I have found the residents to be kind, considerate and a happy group of people. I don't know if the grounds are monitored for security, but I have never seen nor heard of any theft to cars or property. The perimeter of the apartments are well lit. There is a contracted service that takes care of mowing and raking, but with so many many trees it's impossible to keep the grounds in perfect shape but I think they do a good job. Regarding the apartments: Each apartment has a very large and beautiful screened porch with sliding doors from the bedroom and living-room which gives plenty of light. I run my ceiling fans and keep the doors open and enjoy the nice warm breeze, having to use the AC rarely. The large porch adds to the entertainment space and is enjoyable to just sit, listen to music, watch the squirrels and residents who walk their dogs, all while having a glass of wine or Margarita, or both. I like the layout of the apartments. They are not the “typical” rectangle and have a nice “home feeling” to them. The kitchen is off to the side, a nice size dining room and bedroom. Guests have to go through the bedroom to use the restroom, but my apartment is always very clean so it's not a problem. I prefer a shower but the tub is fine and most importantly there is always hot water and good pressure. I found the washer/dryer in the closet to be just fine since it is a large walk in. Living on the first floor with an apartment above me has not been an issue and I have never been disturbed by noise from the tenant. Some Negatives: The units have popcorn ceilings which went out in the 1960s. The floors, from the photos, appear to be wood. They are not wood, nor individual laminate boards, but rather linoleum which comes in a roll and is installed to look like wood, but obviously it's counterfeit. The kitchen cabinets are not wood but have wood-like paper glued to the front to give the appearance of the real deal but they easily chip, cracks and, to me, it looks fake. The cupboard tops are laminate. The appliances are stainless but the refrigerator does not have an ice maker. Though the perimeter is well lit, the outside corridors are a little dark. I had a motion light installed which gives plenty of light. My advice : Tour the unit you may wish to rent and take your time. Open and close all the doors, look for spaces between the porch screen door and the same is true for the entrance door. You don't want to welcome bugs. Maintenance came and put weather stripping in to keep unwanted creatures out. I hope this Review is helpful and fair to any potential resident as well as to the management. My hope is that Corporate will revamp each apartment with upgrades, remove the popcorn ceilings, install real laminate floors, real wood cupboards and granite counter tops. Once these things have been done, I believe the increased rent would be justified and in line with other newer, more up to date apartments in the surrounding area. In the end, you be your own judge.
