Apartment Resident's Criteria:
Applicants must demonstrate a verifiable monthly income (before taxes) equal to or greater than three and a half (3 ) times the monthly rent.
The combination income of roommates will be considered, provided each applicant earns a minimum of 60% of the total qualifying income.
Applicant must demonstrate verifiable employment of not less than three years.
Credit report must reflect a good payment history. Bankruptcy's only considered if discharged.
Rental History will be verified and evaluated to determine application approval. History of a poor payment record, destructive or abusive, or poor practices will be grounds for denial.
Co-signers only accepted for full time students, in lieu of sufficient income. Co-signers applicants must make 1.5 times the minimum income requirement.
All applicants or occupants over the age of 18 will be subject to credit and criminal background checks.
