does anyone know about a single mothers home loan or grant program?

i am a first time homebuyer and unmarried mother of 2. i was told by a few people that there are programs for first time homebuyers and for single mothers. anyone have info about this?

There are two programs that can help you. Both of them require you to take 2 3 hr classes about buying a home and educated on one of the programs, you need the certificate to get the help. The first one is called POP housing and the other is a state bond program that will provide you $7500 towards downpayment and closing costs. With an FHA loan which only requires 3 1/2 % down this should be plenty if you buy modestly. I am a single mom who is taking advantage of the bond program and in the process if buying a home now. The people at the classes are very good with info on the pop housing but not very knowledgable about the state bond program. A good lender will be though. I used joy porch with BB&T for my lender and Janet Miley Thomas of Remax/Palm Harbor. Both great ladies that work as a team for you.take ya in the right direction. you can find out more about the pop classes and certificate online.

have you tried for an FHA loan? it used to be 3% down, you would have to have verifiable income, and I am not sure about credit rating. the interest is usually higher because it is Fanni Mae or Fredi Mac loan. Talk to a realtor about pre qualification they should know how to help you. Good luck.

There are grant programs available that offer no money down and there are several other programs that only require 3% to 3.5% down - all with very competitive rates. Regardless of the program you must have good credit, reserves and a stable income.
