New England Homes

We are looking at homes in the $350 - $400,000 range and we see that we can buy a big house with land in the far suburbs, but the commute to work, shopping, schools, etc. is quite a bit more than if we buy a home closer in (to Worcester or nearby towns) which would be smaller and have less land. If we were to base our decision mostly on which type would appreciate in value more over, say, 10 years, what do you think the best bet would be? Thanks!
