Have God's favor on you! Seriously I have a Bankruptcy along with 4 foreclosed houses and got rental approval through a Real EstateAgent with a chance to purchase in two years. I only have to pay the usual deposit and first month's rent. I was also upfront with the Agent by telling him before I filled out the creidt application that I had a bankruptcy. Just trust In the Lord and Believe!

Life happens to people, bad credit doesn't mean that you don't get God's favor. God allows ppl to go through things like this so that ppl like us can help others in the same situation. Hopefully you one day know the Grace, Mercy and Favor of God and understand it's not all about lack of money due to un-responsibility, sometimes it is due to God allowing us to learn how to put God first and let go of our life according to the credit companies, government, DMV & so on. Star..I really needed to hear that. I just got out of my bankruptcy and the landlord that I'm with now has given the house that I am renting now back to the bank (so she says) My credit isn't the best but it's not the worst. I haven't called a real estateagent yet due to the fear of rejection.

I just happened to see this. My husband and I are in the same boat. This is EXACTLY what I needed to hear. Deep down I knew God would not let us down. We are working very hard at coming back from a series of financial hardships. We really need to get out of the rental we are curently in.I am praying our home in another state will be sold in short sale. We have done EVERYTHING humanly possible to sell the house. We moved for a job.It is all working out! My husband was very sick and could not work.He is better now and this is not our fault. Isn't it good to know that God knows each one of our stories and he does care about us.

The only way to fix your credit is to pay your bills! Don't waste your money on credit fix solutions. You can have most items removed yourself if they are older than 7 years.I did this and it works but you still need to make arrangements...Anyway, I would just say be honest and upfront about your situation. We are in the same situation and we are renting just fine...trust in God because he will touch someone's heart and you and your family will have a place to call home...praying for you!

Funny i had the same problem. They flat out refused to rent me the apartment. Having grown in NYC i knew that money always talks and BS walks. So i said, ok. I''ll be back with an offer would wont be able to refuse. They basically said "I wouldn't waste my time-these are the policies blah blah blah" So i went to my bank and pulled out 7k in CASH (apt. was $800 a month)put it in my briefcase, 15 minutes later went back to the apartment manager, slapped it on the table opened the briefcase and said "Here's 7K now will you rent me an apartment?" That lease was generated so quickly my head was spinning. Although they wouldn't take the cash. So i had to take the money back to the bank and get a cashier's check. LOL I don't recommend handing over this much cash at once, but if you put at least two months rent down in advance iam sure they will soften their stance on leasing the apartment. Another option is go lease a house. A private homeowner will be much more willing to lease if you "show him da monay" A third option would be to outright purchase a house or condo. Believe it or not you can still buy a house with crappy credit. I bet my boyfriend (who at the time had the absolute worse credit i've seen and was desperate to be a homeowner) i would be able to make him a homeowner within two weeks and with a "reasonable" interest rate. Sure enough, within two weeks, and with my guidance (i have purchased a number of homes in the past) he put a contract down on a house. Within 30 days financing came through, we went to closing and moved in to that house together. The initial interest rate offered by some banks was between 7-8% I got locked him in at a 30yr fixed 6.2% with what was at the time Wachovia and is now Wells Fargo. Not bad considering the poor credit he had. Of course we were smart about it and he purchased the house far below his approval so that he wouldn't be "mortgaged strapped" every month. I negotiated a price down to 120k from 145k. It was a killer deal.
im just in aww.. how did you purchase the house with bad credit. I have always been told that you have to clean your credit up before a mortgage comp. will even think about looking at you. I would love to try to buy a house and purchase it for lower than what it is on the market. So that I could afford the pymts and not be strapped. Please do tell.. very intrigued.
I sold newconstruction for 3 years. I found a lender that knewhow to make things happen and I sent all the deals that our in house lender could not approve to her. She was able to work with people with credit scores as low as 425!!! Also I was told the same thing... That I could NEVER buy with my score and foreclosure but she was able to get me an FHAloan at 6% with in 30 days we closed!!! WITH 0 down!!! If you are willing to work to get it done you will find a way, just ignore those who say it can't be done. Anything is possible!
Pleaseshare the name of that person that can help my family and I. We purchased out home while in the military overseas in 2005 which was a really bad idea (adjustable mortgage thru Countrywide). My husband then lost his job, however was able to get another unfortunately at a lower pay scale. We have terrible credit and I'm terrified at this point. We are about to loose our home and I don't know where to go for help. I wish we could save our home and if not, finad a home that we will be able to stay in for a couple of years until we get back on our feet and get our credit fixed. don't know in which state you are living. But we (and many other companies out there) have always homes 4 sale (REO's, wholesale deals etc.) anywhere from 10% to 80% of current market value.

I have tried to get a loan and some have denied me and some tell me that I don't have enough income. So, now I'm hoping that I can rent a house, but some landlords, be wanting 2 months rent and half security. Then you got houses that are in dangerous areas, but want less. I have to mve by the end of the month and still haven't found a guarantee place yet, for my family and I. Do you have any suggestions? I believe that God will see us threw theses hard times.

I found a company that does moves and finds you places you can buy with little or no money down and it's like foreclosures etc. And all you do is pay them $50 fee and then you get a list and start browsing.I found it on one of the listings on hotpads.com

Offer to pay a few month's rent in advance, in addition to your securitydeposit. Also give current pay stubs and accurate information. As a landlord, that would make me more comfortable.
If I had that much money on hand why would I be spending it on rent? If I was able to have a large amount of money I would be using it for a down payment on a home I would own, not someone elses motgage. Furthermore, if I had that much money on hand, I would take the time to pay off my credit, pay it down, or negotiate it down. And what if you dont have that kinda cash on hand but youve never had rent issues? How do you present yourself as able to rent? Can we get some real life situation answers here people...And yes, I believe in God, but he only helps those who help themselves...
You can't say what you would do if you had that much money, because you aren't in their shoes, or in their city, are you. Rent is a better option for many these days, especially with jobs often coming and going so quickly.
Also, No where in the Bible does it say God helps those who help themselves, if that is what you are implying. No where does it say it. That is man's wisdom trying to come up with a saying that points towards man working his way into God's grace, which of course, if you are a Christian, you know is impossible.

i found a private owner while standing in line at the movie theater. he was eager to rent - i had a good track record/job but was working through some situations out of my control. just tell everyone you know (and everyone they know) you are looking. oh, and prove you can be trusted.

What if you don't owe any money to anyone but just don't have credit because you are not in debt? You must have debt to receive a good credit score. Its a horrible system. A down payment is no good without sufficient credit to get a loan. You cannot pay down credit. You can can paydown debt.
Another option, if you can't pay a few months in advance, is to get Direct Deposit from your work if you don't already have it, and then offer to have the remaining payments automatically withdrawn from your account and deposited into the landlord's account the same day your paychecks hit. I've done this with my tenants, and it's a lot easier for everyone involved. You can get this set up at places like www.erentpayment.com and it only costs about $3/month. It shows you're willing to commit to payments, which is all a landlord is concerned about.
try craigslist. Also you could try an indvidual instead of a company. There are a lot of houses for rent in that area. Im sure if you explain your situation you can find something.
There are houses sold right now (nationwide) that are either REO's (real estate owned - by banks) or wholesale or 'handyman specials'..... and they start at around $1,500 cash (including our fee) - but then you are DONE with paying off the house: It's YOUR's. Ok, so you might have to fix the house up at that price.... but that is still cheaper than paying rent every month - don't you think?

You have several choices (ranked from easiest solution to hardest solution): 1- go to extended stay hotels such as Residence Inn by Marriot or Homestead Suites. 2- offer to increase securitydeposit to the maximum allowable by law, 3x rent for furnishedapartments and 2x rent for unfurnishedapartments. 3- offer to pay more rent on a lease 4- offer to pay on month-to-month tenancy at a higher monthlyrental rate 5- offer to add a cosigner to the contract 6- offer banking statements for last 6 months 7- offer to prepay up to 12 months (depending on how bad your credit is)
your best bet is private owner not companies. If you are employed and has been in your job for a while, thats a plus. Meet with the landlord and be honest; you can offer 6 months advance payment in addition to the securitydeposit. Bank accounts, stocks etc don't really help as far as I'm concerned b/c you can liquidate them anytime. There are landlords out there who go by their gut instinct as to whether you are trustworthy or not. Character reference is also important.
MC...very accurate and good info...However, be careful with individual owners...some of them are using your rentalpayments to live on...and not paying their mortgage. You could find yourself with a notice on the door saying you have to vacate. Ask to see verification from their lender that they are current on their mortgage.
do you call the city to see if property taxes are up to date and do you ask the realtor thats leasing the home if they can find out for sure if the house is in good standing far as the mortgage?
Deb, you are absolutely correct. The reason why I say that because my landlord now is in jeopardy of losing the house. So, he's trying to sell the house, comes to find out that its hard for him to sell the house because some of the people don't qualify for the house, plus he's having alot of problems with it and just want to sell. My landlord is also living off the payments that his tenants give him, that's why the house is in foreclosure status. Then, turns around and got another mortgage on his single family house that he lives in now. He's in a big jam right now.
I had the same issue where my credit was less than perfect due to a recent foreclosure and in this economy i couldn't afford a large down payment. There are many programs geared towards people who don't have a lot of money for down payment or bad credit.

When I had no credit after graduating, I showed proof of income like Dawn said and then bank account statements + stock and bonds, etc. Basically, I showed that I was more than capable of paying rent each month from my pay check alone, but had enough to fall back on as well.
Also, if you can get a co-signer to guarantee your lease that's good too- or just offer to pay a couple mths in advance.

Hopefully now that you make a lot of money, you can start working on your credit. But in the meantime you could try renting from an individual instead of a property management company. This may not help your creditany but it may get you a place to stay because individuals usually don't do extensive verifications like a property management companies. However, you need to start building some credit references. If you do find an individual to rent to you, pay them with a personal check. Paying an individual with cash is code for "I never pay rent on time and I have no way to prove that I do." So if you are serious about building your credit, pay with a check.
After renting from an individual for a year or two and paying with checks, you can use the canceled checks as proof of your timely payments and then you should rent from a property management company to add credibility to your rental history for the long term. Hopefully during all of this time, you will be working on repairing other areas of your credit.

Get a copy of your credit report from all 3 credit agencies and dispute everything on it. Attach as many pages to the form as you require to do so, for each agency. The agency has 30 days to verify each claim's merits/amount/dates you dispute or they must remove the blemish from your credit record. By and large, they will not waste the time required to do this unless they have iron-clad proof that the claim is accurate. A friend of mine did this after a divorce and managed get more than 2/3 of the claims removed so he could finally rent a place without subletting. This may seem "underhanded" but it is legal for good reason.
This sounds good, but I'm afraid to say anything about any of the debts on my report for fear that the 7-year removal time will start up again from time you make the claim and the collection hounds will start up again and you'll never be able to get it off your report! Any ideas for this?

I have been helping bad credit people rent very nice homes from private owners in Atlanta for years. Here is what I have my clients do. First they must complete my long form application by answering every question and printing legibly. This sometimes takes them a while because they have to dig up some of their information. However when we locate the right home, this information is ready to deliver to property manager, leaving an impression that my client(s) have their act together. I will also take the time to proof the applicationlooking for areas of concerns, so that we can address them in the beginning before we find the right home. Depending on their situation I may recommend they have a larger deposit available, or that they offer a slightly higher rent payment, or except a month to month or a longer lease depending on what makes that property owner more comfortable. Sometime just a brief letter of explanation on why they are moving, or why they have moved (without bashing past landlords) can help the landlord see you as a person and not just an applicant. I would also have my clients collect proof of rent payment for the last two years and 90 days of paystubs. Again it s best to have this ready in advance so that we may be able to get a decision quickly from the landlord before other applications show up. I also suggest to my clients that they should be ready to move as quickly as possible. Landlords want to reduce the amount of time the home remains on the market without a tenant. You may get favor if you can move within 20 days or less. Also I strongly suggest that you consider rentals that no more than 35% of your take home pay. I was in your shoes a while back. I had bad credit and a bankruptcy. I took my tax return and paid off all my credit debt. I would call and ask could I make a settlement...and if it sounds good, go with it and continue the same process until your credit is clear or half way there. Then you should get a secured credit card and only spend 35% of the amount you secured. So if your secured card has a balance of $500 you should not spend more than $175. I hope my advice was helpful..it was for me.
Don't try to hide your past credit issues. Being honest is always the best policy in the end. It will help to be ready to honestly explain why your credit is bad and have a clear written explanation ready as well. Offer to give extra security and have references ready that give incite into the kind of person you are. You'll have to search a little harder but if you can demonstrate that your circumstances or mind site have changed regarding paying your bills on time you'll be able to find some one who will give you a chance. Especially in today's market when hardships are common. And it certainly works to say a prayer for God's favor, as the previous reply advised.
We found a great realtor and was upfront on bad credit, but had the 1st/last/security in bank check for him....he said, let me handle it and he "knew" that as a couple, we presented very well and he spoke with the owners...they had no problem at all...almost 2 years later and we're trying with him again! Also, trying apt. complexes and asked details on their "credit check" system...it's NOT the hard credit score...it's a composite of the credit score/with income:debt/can use guarentors/co-signers, as well...they said if rent cost is too high to income, that's hard to clear. Also would raise securitydeposit...I'm thinking another month's rent, too as a "securitydeposit" by law is refundable, put in escrow for damages on a rental in my state. It takes SO little to tank your credit (mine was medical bills from serious illness/out of work) and SO hard to get it back...30 yrs good/2 yrs awful! I sympathize...do what you can to raise credit score..see a credit counselor (non profit agency type only!!!)

So i said, ok. I''ll be back with an offer would wont be able to refuse. They basically said "I wouldn't waste my time-these are the policies blah blah blah"
So i went to my bank and pulled out 7k in CASH (apt. was $800 a month)put it in my briefcase, 15 minutes later went back to the apartment manager, slapped it on the table opened the briefcase and said "Here's 7K now will you rent me an apartment?" That lease was generated so quickly my head was spinning.
Although they wouldn't take the cash. So i had to take the money back to the bank and get a cashier's check. LOL
I don't recommend handing over this much cash at once, but if you put at least two months rent down in advance iam sure they will soften their stance on leasing the apartment. Another option is go lease a house. A private homeowner will be much more willing to lease if you "show him da monay"
A third option would be to outright purchase a house or condo.
Believe it or not you can still buy a house with crappy credit. I bet my boyfriend (who at the time had the absolute worse credit i've seen and was desperate to be a homeowner) i would be able to make him a homeowner within two weeks and with a "reasonable" interest rate.
Sure enough, within two weeks, and with my guidance (i have purchased a number of homes in the past) he put a contract down on a house. Within 30 days financing came through, we went to closing and moved in to that house together. The initial interest rate offered by some banks was between 7-8%
I got locked him in at a 30yr fixed 6.2% with what was at the time Wachovia and is now Wells Fargo. Not bad considering the poor credit he had.
Of course we were smart about it and he purchased the house far below his approval so that he wouldn't be "mortgaged strapped" every month.
I negotiated a price down to 120k from 145k. It was a killer deal.

don't know in which state you are living. But we (and many other companies out there) have always homes 4 sale (REO's, wholesale deals etc.) anywhere from 10% to 80% of current market value.

You can't say what you would do if you had that much money, because you aren't in their shoes, or in their city, are you. Rent is a better option for many these days, especially with jobs often coming and going so quickly.
Also, No where in the Bible does it say God helps those who help themselves, if that is what you are implying. No where does it say it. That is man's wisdom trying to come up with a saying that points towards man working his way into God's grace, which of course, if you are a Christian, you know is impossible.
God does not only help those who help themselves. He helps those who ask for his help, and those who honor him.

1- go to extended stay hotels such as Residence Inn by Marriot or Homestead Suites.
2- offer to increase security deposit to the maximum allowable by law, 3x rent for furnished apartments and 2x rent for unfurnished apartments.
3- offer to pay more rent on a lease
4- offer to pay on month-to-month tenancy at a higher monthly rental rate
5- offer to add a cosigner to the contract
6- offer banking statements for last 6 months
7- offer to prepay up to 12 months (depending on how bad your credit is)

After renting from an individual for a year or two and paying with checks, you can use the canceled checks as proof of your timely payments and then you should rent from a property management company to add credibility to your rental history for the long term. Hopefully during all of this time, you will be working on repairing other areas of your credit.

Depending on their situation I may recommend they have a larger deposit available, or that they offer a slightly higher rent payment, or except a month to month or a longer lease depending on what makes that property owner more comfortable.
Sometime just a brief letter of explanation on why they are moving, or why they have moved (without bashing past landlords) can help the landlord see you as a person and not just an applicant.
I would also have my clients collect proof of rent payment for the last two years and 90 days of paystubs. Again it s best to have this ready in advance so that we may be able to get a decision quickly from the landlord before other applications show up. I also suggest to my clients that they should be ready to move as quickly as possible. Landlords want to reduce the amount of time the home remains on the market without a tenant. You may get favor if you can move within 20 days or less. Also I strongly suggest that you consider rentals that no more than 35% of your take home pay. This tells a landlord that you are not using up all of your income just on homestead.

Also, trying apt. complexes and asked details on their "credit check" system...it's NOT the hard credit score...it's a composite of the credit score/with income:debt/can use guarentors/co-signers, as well...they said if rent cost is too high to income, that's hard to clear. Also would raise security deposit...I'm thinking another month's rent, too as a "security deposit" by law is refundable, put in escrow for damages on a rental in my state.
