You can offer owner financing, rent to own, lease with option to buy, find out if your mortgage is assumable and can a buyer assume your loan by talking to your bank !

De-clutter!! Most houses I see have way too much stuff and the owners wonder why no one buys.

Stage your house and furniture to fit the room, not necessariliy what you are using it for (ie if you use a bedroom for as a gym, put the treadmill in storage and put back in the bed!) This helps the shoppers better visualize where their kids will be sleeping

the best way to sell your home fast is to Price it to sell. don't over inflate the price because people will not look at it. you only have so many people lookin at homes in your price range and you want to make sure you get them in the door. we all want to make as much as we can, but in today's market there are too many foreclosures and short sales that are driving the prices down.

Offer the Homeowner a Solution of Carry back Financing to a Family that is trying to buy a house that can't get financing. If they are behind in payments have the new family put a down payment around the payment needed to bring current. or use the Down as your assignment fee and there you have it, plus if the owner is carrying back financing most of the time they can get asking or better for this service.
