Can my landlord make me get renters insurance?

I'm reading over a lease before I sign it and I noticed 2 things that seemed bizarre and was wondering if they could legally hold me to them:

1- Must have a monthly professional cleaning
2- Must have valid renters insurance

Can they make me hire professional cleaners or get renters insurance? Those seem like a lot of additional added costs per month that I'm not sure I want to agree to take on.

Yup, they sure can. You, however, do not have to agree to it and thus not sign the lease.

I think you can probably push back on the professional cleaning stipulation if you are a clean person who can validate that with references.

However, you really should have renters insurance. Every renter should have renters insurance. And, it's really not as expensive as you might think. (I, for one, am paying less than $10 a month). Please note, that if you do sign the lease with those stipulations, you are legally bound to them. If you have a problem with something in the lease, you have to take care of it BEFORE you sign it.

Missy,

Yes, the landlord can hold you to any term in a lease unless the term is illegal. A lease is a contract, which is simply a written agreement. Anything that is legal can be written into a contract and enforced.

Now, as far as practicality goes, I would think that you could negotiate out of the professional cleaning. But, it is actually in your own best interests to get the renters insurance so I would suggest you follow through on theat one.
