Not being able to provide pay stubs will certainly make it more difficult to rent your own place. HOwever, if you have money saved up that can prove that you are capable of paying the rent, that might help. It may also help to be able to show that every 2 weeks you put $800 into your bank account on a regular basis.

It would be great if your mom or someone else would co-sign on your lease. YOu may still have to pay a bit more up front, but that should put their mind to rest a little bit.
