When you rent a property, any monies that the renter has to pay, are made payable to an escrow company, choice of either the landlord/seller, or the realtor you're working with. So as an example," Joe Smith" could not cash the check, only the escrow company has the ability. Besides, that would be very illegal. Also to make things easier, why not wire the money if you are able?
