Shan, it's actually a quit claim and when buying at auction in GA you have to have the full amount of the offer price at the court house steps when you bid. Also, you need to do a title search to make sure you are bidding on a first mortgage and not a second mortgage. Otherwise the first mortgage company could foreclose on the property and you'd be out the money you paid. good luck!
