WHY DO SOME REALTORS, PARTICULARLY IN "QUICK TURNOVER" AREAS, TEND TO "MISINFORM" SOME "BUYERS" ABOUT "SHORT SALES AND FORECLOSURES" ~~ TO THE POINT WHERE THEY WILL JUST TELL THEM "THERE ARE NONE"!?!

I HAVE BEEN "SEARCHING" THE MARKET "DOWN SOUTH" FOR THE PAST YEAR OR SO!! AT "NO TIME" DID I FIND IT A "SECRET" OR A "BURDEN" FOR "ANY REALTOR" TO "DISCLOSE INFORMATION ABOUT" OR BE "JUST AS EAGER TO SELL" EITHER "SHORT SALE" OR "FORECLOSED" PROPERTIES AS I'VE SEEN IN SOME PARTS OF "UPSTATE NEW YORK" ~~ PARTICULARLY IN AREAS WITH "QUICK TURNOVERS"!! IT'S ALMOST LIKE THEY WANT YOU TO "BELIEVE" THE PRICE OF THE HOME IS STILL "MARKET BASED" WHEN "IN FACT" IT HAS BEEN IN "SHORT SALE" AND/OR "FORECLOSURE" STATUS AT A "DIFFERENT PRICE" FOR DAYS, WEEKS OR EVEN MONTHS!! AND "LAST YEAR" WITH THE "HELP" OF A VERY TALENTED AND RESPECTED REALTOR FROM DOWN SOUTH ~~ I WAS "EDUCATED" ON THE "PROS AND CONS" OF THE ABOVE TYPE OF SALES ~~ AND FOR "ANYONE OUT THERE" THAT DOESN'T THINK "THERE IS A DIFFERENCE" IN BOTH "PRICE" AND "LENGTH OF SALE" ~~ THERE IS!! WHAT "REALTORS" SOMETIMES DON'T TELL YOU, HOWEVER, IS THAT "OFTENTIMES" THE "PURCHASE PRICE" MORE THAN "OUTWEIGHS" THE "TIME THE SALE TAKES"!! AND ALTHOUGH THERE MAY NOT BE "MANY" ~~ THERE ARE "ALWAYS" BOTH "SHORT SALES" AND "FORECLOSURES" IN "ALL AREAS"!! THE PROBLEM IS ~~ AS I HAVE BEEN TOLD ~~ THAT "SOME REALTORS" KEEP THEIR "EYES" OPEN FOR "CERTAIN" CLIENTS WHERE "THESE TYPE OF SALES ARE CONCERNED" FIRST!! WHILE "OTHER CLIENTS" ARE EITHER TOLD THERE "ARE NONE AVAILABLE" OR GIVEN THE "LEFTOVERS"!! AND IF I "DIDN'T SEE IT WITH MY OWN EYES" ~~ I WOULDN'T BELIEVE IT EITHER!! UNFORTUNATELY, HOWEVER, IT'S TRUE!!

SO "MY ADVICE TO YOU" ~~ IF YOUR "LOOKING" FOR A "NICE PRICED, OFTENTIMES NICE PROPERTY" AT A "REDUCED PRICE" ~~ CHECK OUT THE "FORECLOSURE SITES" IN YOUR AREA ~~ YOURSELF!! DON'T TAKE "ANYONE ELSE'S WORD" FOR WHAT COULD END BEING A "GREAT DEAL" WHEN EITHER YOU {OR PREFERABLY AN HONEST, HARD WORKING REALTOR} IS "AHEAD OF THE GAME"!! BECAUSE "NOW A DAYS" THAT'S WHAT "BUYING AND SELLING HOMES HAS BECOME" ~~ A "GAME" ~~ WHERE YOU "PLAY BY YOUR OWN RULES" ~~ "NO ONE ELSE'S"!!
