What should I do if my landlord is in foreclosure? Should I continue to pay rent or let her file eviction and tell my side to a judge?

She does not pay the mortgage, her mortage comes by knocking on my door monthly, taking pictures etc. She finally told me that her mortgage sold and she didn't know and has been paying the old mortgage company for over a year! She also was charging me $35.00 mth to include my personal appliances in her home warranty, she has not paid them either and they turned her over for collections. I refused to pay the $35.00 this mth and now she is putting as of yesterday $180.00 in late fees. Should I let her file eviction so I can tell the judge my reasons?
