A 10 min walk to a family-friendly beach, another seaside park, and an even bigger selection of shops, coffee establishments, restaurants, and a gourmet grocery store. Once you reach out, we share a link to our Google Drive folder which offers a large selection of detailed and current (April 2024) video tours of the entire space -- including one that is 25 minutes long and explores the space, top to bottom, including the outside areas. Our listing below has room dimensions, too, as a helpful reference. No surprises here! We require our online application to be completed in advance of scheduling a tour to view the rental. Tours can often be scheduled with 24 hours' notice once we have received a completed application - with some flexibility for extraordinary circumstances. For context, here's why we implemented our "application before scheduling a tour" policy: 1) We've reassured our current tenants that we will only show their home to those who meet our requirements for possible tenancy. This step demonstrates respect for our tenants' time and the energy it takes to get their home 'tour ready' while juggling work schedules and their young family's routines. We will do the same for you, if you rent from us. Mutual respect and consideration is key. 2) We want to be fair and avoid discrimination in our tenant screening and selection process. 3) Marblehead has a low inventory of year-round home rentals, so we typically receive a large amount of interest in the property. The application requirement helps narrow our pool of applicants to those most interested in our rental home. 4) Before we implemented the policy, we met several wonderful candidates who wanted to proceed with a lease, but who ultimately didn't meet our application requirements. These late-stage realizations were awkward for everyone and entirely avoidable. Our current process offers a proactive approach. Sadly, we know some wonderful folks will 'opt out' of applying ahead of a tour. We understand and wish a better solution existed that met the needs of all parties. Minimum of a 12-month lease. First / last / 1-month rent security deposit required. Tenant responsible for all separately metered utilities- phone, cable, internet, electricity, water/sewer. Tenant is responsible for keeping their yard clear of pet waste, maintaining their yard, and snow removal for their property. The entire property is non-smoking / non-vaping, inside and out. No outdoor cats. Dogs must not be loud or aggressive. We live in a very densely populated area, so neighborly courtesy is essential. During severe winter storms, there is a street parking ban (typically 1-3 nights each winter). Alternative arrangements for 2nd vehicle can often be made with owners of nearby lots or by inquiring on the All Marblehead Facebook page. In addition, some tenants have left their 2nd vehicle at their office or used the public, paid parking garages in nearby towns. Owner-occupied on the other half of the attached single-family, with a double brick wall/sound deadening between the two homes, passing through all floors. We have a 12 yr old son and a friendly and quiet, 10.5 year-old rescue dog. Our 4 prior tenants each remained for a 1 yr. lease. All have remained local (3 of them purchased homes in Marblehead and 1 of them moved to another town in MA) -- we remain friendly with all of them and each would provide excellent references for us as landlords.
