Forest Park farmhouse on Skyline Ridge. Very unique rental, right in Forest Park. Peaceful property with gravel drive - basketball hoop, forest & SW sunset views. Prime location - NW Skyline, 1 mile NW of Germantown Rd. - 15 minutes by car to downtown Portland, Beaverton-Hillsboro high-tech, Nike, Intel, Adidas etc. Easy walking access to Forest Park hiking, mountain and road biking area; BPA trailhead across the street (3-mile round-trip foot/mountain bike trail to Mt. St. Helens view point; Wildwood trail intersects appx. 1 mile in). Excellent Portland Public Schools: Skyline Elementary (K-8) - Lincoln High School (9-12). Outdoor shed for storage. No garage. 2-3 vehicles max. Driveway / parking does not accommodate RV-type vehicles. Quiet, friendly small dog or cat will be considered with additional $500 deposit each. Fenced dog run in the back of house; tenants are responsible for clearing pet waste for landscaper to maintain. Tenant's pets cannot roam free on the property. Estimated 14.5 month initial lease (April 15th 2024 - June 30th 2025) with 12 month lease renewals strongly preferred. All tenants required to be on lease at the time of signing, no sub-letting allowed. Proof of renter's insurance is required at time of move in and upon annual renewal. Background checks for all tenants over 18 with previous landlord references. Rental is managed by a property management company and applications will be administered through the property management company (not through Zillow). Minimum combined income requirement is 2x the monthly rent. Tenant responsible 100% for independently metered gas, electricity, internet/phone (Xfinity/CenturyLink available), 1/2 of shared monthly City of Portland water bill (average paid by tenant is appx. $80/mo). Landlord covers all landscaping on shared property (appx. 2 of 3 acres are landscaped), septic, garbage and 1/2 of water bill. Landscaper comes weekly to maintain property / mow lawn during summer months. All new interior paint (grey/white) with freshly refinished oak flooring in December 2022. New gas fireplaces installed upstairs and downstairs, the wood burning stove no longer exists as seen in photos. We've had feedback that Zillow is showing Garage and Pool on some screens; this is not part of the rental property. Some photos may show hot tub on back deck; the hot tub has been removed as it broke this past winter. Looking forward to hearing from you!
