Lease Terms and Details: Long-Term Lease: This lease agreement is for a minimum term of one year, with the option to renew for additional terms as mutually agreed upon by the landlord and tenant. Tenants seeking stability and continuity in their living arrangement will find this long-term lease option ideal. No Pet Policy: We strictly enforce a no-pet policy within the premises. This means that no pets of any kind are allowed on the property, including but not limited to dogs, cats, birds, reptiles, and rodents. Absolutely No Smoking: Smoking is strictly prohibited inside the residence and within the community premises. This includes all types of smoking materials, such as cigarettes, cigars, pipes, e-cigarettes, and vaping devices. First, Last, and Deposit Required: As part of the lease agreement, tenants are required to pay the first month's rent, last month's rent, and a security deposit equivalent to one month's rent before occupancy. These payments are non-negotiable and must be made in full prior to move-in. HOA Approval Requested: Prior to finalizing the lease agreement, tenants must undergo approval from the Homeowners Association (HOA) of the community. This process may involve background checks, credit checks, and other screening measures as deemed necessary by the HOA. 55+ Community: This rental property is located within a 55+ active adult community. As per community regulations, at least one occupant of the residence must be 55 years of age or older. Additionally, all occupants must comply with the community's rules and regulations regarding age restrictions and community activities. Tenant Responsibility for Property Maintenance: Tenants are responsible for the complete maintenance of the property during the lease term. Any damages resulting from tenant neglect or misuse are also the responsibility of the tenant to repair or cover the cost of repair. Scheduled Maintenance Tasks: Tenants are required to replace the AC filters and clean the laundry dryer vents every 90 days to ensure optimal performance and safety. Late Payment Fee: A late payment fee of $100 per day will be applied for any payments not received by the due date. It is imperative that rent payments are made on time to avoid accruing additional charges.
