Terms at 5434 NE 32nd Ave

Rent is due on the first day of each month. Late rent is 5% of stated rent, every 5 days. Which is $69.75 Rent is payable via cash, Venmo or Zelle. No checks unless pre-approved. Owner pays for gas, electric, water and garbage. If extreme water usage occurs, tenant is responsible for their portion of water. Tenant is required to establish a PO Box to receive mail and set up their own cable/internet account. Renters insurance policy required. Lease is for one tenant, no exceptions. Lease duration (1 month minimum up to 6 months) can be flexible based on length of stay. Security/damage deposit includes a $200 non-refundable (professional) cleaning fee. Deposit does not cover last month's rent. All refundable deposits, however designated, may be used by Owner to offset any damage, unusual wear and tear or unpaid accounts (including rent) either during the tenancy or at the time of move-out. Application, Credit and Back Ground Check is required and paid by tenant. No pets allowed, no exceptions No smoking/vaping (of any kind) on premises. Shared laundry is available on property located in garage. Street parking is available Tenant is responsible for maintaining a clean, quiet space free from accumulation of garbage or debris. No loud music or TV between 9pm - 6am. There is a small "kitchenette" with compact refrigerator, air-fryer/oven, microwave, CrockPot, InstaPot and a toaster but no stove or dishwasher. Tenant cannot make changes or additions to the premises of any nature, nor install or attach anything on the walls, ceilings or in the windows that will cause damage to the unit with-out the prior written consent of Owner. Tenant is responsible for keeping the unit clean and sanitary throughout stay and upon departure.
