It has a very large yard, which requires a lot of time to be maintained, which must be maintained by the tenant. Tenant is responsible for all utilities, including water/sewer, garbage, electric, gas, cable/internet (if desired) , lawn care (mowing, weed eating, and watering), and snow removal.
